How long will inspections take?
For homes up to 2500 square feet, the inspection usually takes me about 3 hours. For larger homes, it will vary around 4-6 hours or so. When scheduling an inspection for a home in excess of 5000 sq ft, a full day will be required.
When will I receive the written report?
Once the information and pictures gathered during the inspection are compiled into the report format (usually the same day), the report will be available for viewing and downloading. Radon reports, however, take longer since the data collection requires 48 hours. Once the data is retrieved, the report will be available within a day or two. Likewise, any report from a specialty inspector (pest, HVAC, plumbing) will be available in a similar time-frame.
Can you advise me on specific repairs?
I am not permitted to offer advice on repairs. My report will identify items that may need a professional opinion. In that case, you are free to consult the trade professional of your choice. In most cases, your real estate agent can assist you with recommendations for repair consultants.
Can you re-inspect part of my home after the owner has made repairs?
Absolutely. Once the repairs are completed and a list is provided, I will return to inspect those items and report my findings.
Can you advise me on ways to maintain my new house and keep it in tip-top shape?
You bet. If I inspect your home, I will return within the first 6 months of your occupancy and provide you with a 1½ hour instructional session about those items that require your attention and skills to do them. The cost for this educational session is $150. Simple preventative maintenance is possible with a little insight and a few basic skills. Since I’ve been around lots of houses, I want you to benefit from my experience and empower you to maintain your investment.
What if my crawlspace is small and hard to access? Can it be inspected?
The inspection of the crawlspace is integral to the overall inspection. I will inspect all accessible crawlspaces (usually 24” or more throughout) as a component of the overall inspection. Should you have the unfortunate situation where the amount of clearance is less than normal, I can usually inspect what is accessible but it may require a fee for the additional time to adequately and safely maneuver throughout the space.
